What actually happens during an HVAC tune-up
Tune-up is one of those words the trade uses constantly and explains rarely, which is how it ended up meaning everything from a real inspection to a doorway for upsells. Here's what ours actually includes, why the timing matters in Iowa City, and what you should walk away holding.
A fall furnace tune-up is a cleaning and a stress test before the season leans on the equipment. The burners get cleaned, the igniter and flame sensor get checked and tested, the safety switches get exercised, the blower gets inspected, and the filter gets replaced with the right one. We're looking for the parts that are slightly weak in October, because those are precisely the ones that fail in January, when every repair schedule in Iowa City is jammed and your house is coldest.
A spring AC tune-up is the same idea pointed at summer: coils cleaned, the capacitor measured rather than eyeballed, refrigerant health checked, the condensate drain cleared before it can back up into a ceiling stain. The capacitor that's drifting out of spec in April is the breakdown of the first July heat wave. Catching it in April is cheap and calm.
The part that matters most costs nothing extra: the written condition report. It says what we checked, what's healthy, what's wearing, and what it would cost if you chose to address it. The word "if" is doing real work in that sentence. A tune-up is information, not a sales visit, and when a system is simply healthy, the report says exactly that.
Why does this matter more here than in milder places? Volume of work. A furnace in this climate runs through 6,114 heating degree days a year, per the NWS climate normals for the Iowa City station. Equipment that works that hard doesn't need fear, but it does need attention, the way any hard-working machine does.
When should you book? Furnace in early fall, before the first cold snap. AC in spring, before the first stretch of heat. That timing is when weak parts reveal themselves and when fixing them is easy to schedule.
